Broadfield area guide

Broadfield is in the south west of Crawley. Home to Crawley Town FC's Broadfield Stadium, building started in the 1970s and it is now one of the largest neighbourhoods in the town with a population of 13,224.

The area consists largely of 3 bedroom ex council terraced housing, though two newer areas have been added, Cottesmore Green and Tollgate Hill, where there are a lot more 1 and 2 bedroom properties. These are more modern and were privately built, so sell for higher values.

Broadfield offers great value for money for any potential buyer with a 3-bedroom terraced housing costing on average £260,000. In Tollgate Hill and Cottesmore Green the same budget would only get you a 2 bedroom house.

The rental market is buoyant in Broadfield due to its good transport links, with the Fastway bus service taking passengers to the town centre, Manor Royal Industrial Estate, Gatwick Airport and Three Bridges. A 3 bedroom terraced house would fetch rent in the region of £1,000 PCM.

There are two infant/junior schools in the neighbourhood. Broadfield East was rated good by Ofsted in 2016, and Seymour Primary School which was rated as requiring improvement (Ofsted).

The nearest secondary schools are Holy Trinity which was rated by Ofsted as good in 2014 and Thomas Bennett Community College which was rated as requiring improvement (Ofsted).
